Fix & Flip Loan FAQ
How do fix and flip loans work in Alabama?
Fix and flip loans are short-term, asset-based loans for investment-property acquisition and renovation. Longhorn uses the property's After Repair Value (ARV) during underwriting. Eligible projects can receive 100% purchase + approved rehab financing, up to 70% of ARV for flips and subject to lender approval. Closing costs and other borrower expenses are separate.
Can I get 100% financing on a fix and flip loan in Alabama?
Yes. Eligible projects may qualify for 100% of the purchase price and approved rehab budget, within 70% of ARV for flips and subject to Longhorn underwriting. Longhorn reviews qualifying assets separately from cash needed for closing and rehab. Confirm which accounts qualify. Closing costs and other expenses may require cash. Rehab reimbursement draws also require planning your cash flow.
What is the minimum credit score for a fix and flip loan?
The current fix-and-flip program minimum credit score is 680. This guideline is subject to current lender requirements. All loans are subject to Longhorn underwriting and approval.
How fast can I close a hard money loan in Alabama?
Eligible transactions may close in as few as 5 business days once documentation, appraisal, title, insurance, and underwriting requirements are satisfied. Actual timelines depend on the transaction. I can help you prepare the information Longhorn needs.
What types of properties qualify for fix and flip loans in Alabama?
Send the property address and type for lender review. Longhorn determines eligibility for the specific property, location, and program.
Do you do new construction loans in Alabama?
New construction availability and terms require separate Longhorn review. Ask Longhorn to review the project, location, and builder experience. Fix-and-flip terms do not establish construction eligibility.
How is interest calculated on rehab funds?
For most fix-and-flip loans, interest accrues on the full loan amount, including both purchase and renovation funds, beginning at closing. For eligible projects with rehab budgets exceeding $100,000, Longhorn may offer a non-Dutch interest structure. Under this arrangement, interest on the rehab portion begins as funds are disbursed through approved reimbursement draws; undisbursed rehab funds do not accrue interest under that structure. This may reduce interest-only carrying costs. Availability is subject to lender approval and specific loan terms.
How does the rehab draw process work?
Longhorn provides a draw-request process for reimbursement of completed renovation work. After the required documentation is submitted, completed work is reviewed and inspected before reimbursement is approved. A typical draw inspection fee is approximately $150 per inspection. Reimbursement generally takes approximately 3–5 business days, although funds may be available in as little as 48 hours in some circumstances. Timing depends on inspection, lender approval, and bank processing. Batching completed work into fewer draw requests may reduce inspection costs.
